Construction Work Contract letter
According to the Contract Act of 1872, a contract is a written agreement between a person of sound mind and an adult in the eyes of the law to exchange something for money or for something in return. However, some conditions will apply in this case.
The person entering into the contract must be a person of sound mind and an adult in the eyes of the law. In every contract, one must make an offer to the other and the other person must agree to accept the offer and give something in return. No contract will be valid without consideration.
The following is presented for the readers about the contract for building construction work -

Type of Work: Construction of 8-storey building,
Address: Purba Sheorapara, Begum Rokeya Swarani, Mirpur, Dhaka-1216.
Price of Work (per square foot):
1. Basement floor, roof and first floor roof construction rate is 200/- (one hundred and seventy) Taka per square foot.
2. The rate of each subsequent roof from the second floor roof will be increased at the rate of 210.00 (one hundred and seventy) Taka plus 5% (five percent).
Time Frame: 30 months. Start Date …………………..
Terms
First Party (Owner):
1. The first (Owner) will supply materials including bricks, sand, cement, rods, stones.
2. Sanitary, tiles, mosaic and electrical work will be under the owner's control.
3. The necessary materials for providing security walls (starch for septum).
4. Pump will be installed.
5. 440-volt power line will be laid.
6. The contractor will pay an advance of 3,00,000/- (Three Lac) taka to the organization.
7. The advance of 3,00,000/- (Three Lac) taka will be deducted or adjusted in ten installments of 30,000/- (twenty thousand) taka with the roof casting of each floor.
8. Food will be provided at the rate of 500/- (four hundred) taka per head.
9. Out of the total bill, 50% will be paid after each roof casting, 20% after the inner lining, 10% after the inner plaster, and 10% after the outer lining. The remaining 10% bill will be paid within 2 months after the completion of the building work.
10. The entire bill will be paid after the completion of the basement floor work.
11. Accommodation with a bathroom will be arranged for the workers.
12. The workers will carry the hayloft.
13. The right to cancel the contract is reserved for specific reasons. In this case, the second party will not have any excuse or objection.
Second party (contractor):
1. Second party: Wood, piling head breaker, rod cutter, bamboo, wire, star, polythene, plain seed, bucket, flower broom, shovel broom, foam cutter seat, etc. will be brought and worked at their own expense.
2. Steel shutter will be used in the pen.
3. The contractor will carry the bamboo and scaffolding on the outside.
4. The contractor will bring the Rupus machine, vibrator machine and mixer machine at their own expense.
5. The contractor will bear the cost of carrying the goods (bricks, sand) to each floor.
6. Sand for plaster will be transported.
7. The company will be obliged to work as required.
8. The second party will not be able to do the work of the building at their own discretion.
9. If any mistake is made in the work due to the negligence of the contractor, then the contractor will be obliged to redo the work.
10. After the start and completion of the work, the work of the second party will be deemed to be correct only after the satisfactory report of the second party. Otherwise, the second party will have to bear its responsibility.
11. The worker/person involved in the work cannot be involved in any anti-social or seditious activities. If involved, the first party will not bear his responsibility.
12. The second party will be obliged to work by giving importance to their opinions after discussing or consulting with the first party.
13. No material supplied by the first party can be wasted. If wasted and proven, the second party will be obliged to compensate it.
14. If the work is stopped even after the supply of the necessary material, the second party will have to bear its responsibility.
15. If the design is changed/amended as approved by the engineer, work must be done accordingly. In that case, there can be no objection.
16. Before pouring the roof, all necessary places will be engraved (engraved).
17. The second party will not be able to break this agreement under any circumstances. Doing so will be considered a punishable offense.
Today, in the presence of the undersigned witnesses, we, both parties, have voluntarily, consciously, in good faith and without the instigation of others, signed this agreement. End. Tang-
